1. Agreement to Terms

By accessing or using the services provided by Eagle Home Appraisal Lakeland ("Company," "we," "us," or "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use our services.

2. Services Description

Eagle Home Appraisal Lakeland provides professional real estate appraisal services in Lakeland, FLand surrounding areas. Our services include but are not limited to: estate appraisals, probate valuations, divorce appraisals, IRS step-up appraisals, and residential property valuations.

3. Professional Standards

Confirm the proposed appraiser, current qualifications, intended use, and applicable appraisal standards before booking.

4. Engagement and Fees

Appraisal fees are quoted prior to engagement and are based on property type, complexity, location, and turnaround requirements. Payment terms will be specified in the engagement agreement. Rush fees may apply for expedited services.

5. Client Responsibilities

Clients agree to provide accurate information about the property and its history. Clients must ensure property access for inspection and provide any requested documentation in a timely manner.

6. Appraisal Report Use

The appraisal report is prepared solely for the client and intended use stated in the report. The report may not be used for any other purpose without our written consent. The appraisal represents our opinion of value as of the effective date stated in the report.

7. Limitation of Liability

Our liability is limited to the fee paid for the appraisal service. We are not liable for any consequential, incidental, or punitive damages arising from the use of our services or reports.

8. Confidentiality

We maintain confidentiality of client information and property data in accordance with USPAP requirements and applicable privacy laws. Information may be disclosed as required by law or court order.

9. Dispute Resolution

Any disputes arising from these Terms or our services shall be resolved through good-faith negotiation. If resolution cannot be reached, disputes shall be submitted to binding arbitration in Polk County, FL.

10. Modifications to Terms

We reserve the right to modify these Terms at any time. Changes will be effective upon posting to our website. Continued use of our services constitutes acceptance of modified Terms.
